Garden studio wrapped around an existing tree, approved by Sutton Council
Summary

Erection of an outbuilding in the rear garden of a house in Carshalton. The new garden building is wrapped around an existing tree, with the existing vegetation informing the built form.

Policies engaged

Sutton Local Plan · GPDO Schedule 2, Part 1, Class E (outbuildings)

Scope

Garden studio with cedar cladding · Deck and barbecue area · External lighting scheme

The problem the council had

The clients wanted a generous garden room without losing the mature tree that anchors the garden, and a building that would feel like part of the landscape rather than a shed dropped into it.

What we changed

The studio was designed as an L-shape wrapping the tree, with sustainable timber cladding that complements the hedges and lawn. Lighting was used to articulate the warmth the building brings to the garden at night, and the juxtaposition with the barbecue and deck area creates a relaxed space for entertaining.

The decision

Approved by Sutton Council, reference DM2018/00751.

If your situation is similar

Do I need planning permission for a garden office?

Not usually, if it is under 2.5m high within 2m of a boundary, covers no more than half the garden with other outbuildings, and is used for purposes incidental to the house. Larger or taller buildings, like this one, need an application.

Can I build near a tree?

Yes, with care. Roots and canopy need to be surveyed, and councils may ask for an arboricultural report. Designing around the tree, as here, usually goes down better than removing it.

How high can a garden building be?

2.5m at any point within 2m of a boundary; otherwise 4m with a dual-pitched roof or 3m for other roofs, under permitted development. Beyond that, you apply.
